Tenders invited for rehabilitation of SGNP. Here?s more!

The Mumbai Housing and Area Development Board recently invited bids for the construction of 2,000 houses for tribals and 24,959 houses for non-tribals on the two plots in Maroshi. The rehabilitation of the inhabitants of the Sanjay Gandhi National Park (SGNP) project will be initiated at an estimated cost of Rs 35 billion and the developers will reportedly get the transfer of development rights (TDR) in lieu of the construction.

The demolition is expected to commence once the people are relocated. The SGNP reportedly has 43 padas with 1,759 tribals and around 25,000 encroachers, spread on 300 acre. On 42 acre, 2,000 tribal units with ground plus one structures complete with a terrace and courtyard is expected to be constructed, while on 74 acre, 24,959 units of 300 sq ft each will be eligible for slum-dwellers. the construction work is expected to be allotted in 2019 and will take up to two years for the houses to be built.

At present, the land has reportedly been handed over to MHADA and the government body is looking at the SGNP core area encroachers. The developer are expected to construct the houses. Besides, they will also get full construction TDR in lieu, similar to an SRA scheme. Around Rs 35 billion is the scale of the project but MHADA reportedly does not have to pay the builder. The role of MHADA will be completed once tenements are handed over.
