Greater Noida's 2041 Plan: CBD and Aerocity Expansion

The Greater Noida Authority's comprehensive 2041 master plan introduces a sprawling 1,000-hectare Central Business District (CBD) that will serve as a key component of the city's future development. Alongside the CBD, an expansive 776-hectare Aerocity is planned to complement the Noida International Airport in Jewar, set for launch in October 2024.

The CBD will be seamlessly connected through a mass rapid transit system (MRTS) and road networks, offering prime space for high-end offices, dining establishments, hotels, financial institutions, business suites, and more. This commercial core will encompass a blend of retail, office spaces, hotels, and other business establishments, with a focus on fostering economic growth and expanding business opportunities in Greater Noida.

Officials emphasise the importance of connectivity to residential and green areas, emphasising the "live, work, and play" concept to enhance residents' quality of life. The master plan also highlights the need for flexibility in land use models to adapt to evolving market conditions and technological advancements. This approach includes the development of mixed-use facilities such as hotels, service apartments, convention parks, retail centres, showrooms, shopping malls, exhibition halls, entertainment hubs, office spaces, and logistics hubs.

The plan envisions private sector involvement in the development of the Aerocity and explores various public-private partnership (PPP) models. Given the strategic location and immediate availability of land and infrastructure, Greater Noida, as the "first stop" for travellers and cargo from the Noida airport to Delhi and other parts of northern India, is poised to play a pivotal role in the region's growth and investment.

With the approval of the 2041 master plan, the Greater Noida Authority is set to embark on the development of Greater Noida Phase 2, covering an additional 40,000 hectares. Combined with Phase 1's 31,733 hectares, this expansion will bring the city's total area to 71,000 hectares, offering ample opportunities for growth and development in the region.
