BDA to Launch 50,000 Residential Sites Along PRR-2 With PPP

The Bangalore Development Authority (BDA) is set to launch a major initiative to develop six residential layouts along the proposed Peripheral Ring Road (PRR)-2, which will consist of 50,000 residential plots. This new corridor will connect Hosur Road to Bengaluru-Mysuru Road, passing through Bannerghatta and Kanakapura roads.

BDA Commissioner Jayaram N highlighted the challenges posed by high land acquisition costs, stating that the cost of acquiring land is considerable and that the existing land acquisition act is not particularly compensation-friendly. To address these challenges, the BDA has opted for a public-private partnership (PPP) model, which is designed to ensure fair compensation for farmers while accelerating the development process. Another official at BDA noted the significant demand for BDA sites, emphasising that the goal is to develop 50,000 new plots.

The proposed layouts will require approximately 3,000 hectares of land, both government and private. Although the exact compensation rates are still under discussion, the BDA is actively conducting surveys and assessments to identify the required land. Teams led by land acquisition officers are collecting information regarding landholders and other related issues. According to BDA regulations, farmers who provide land will be compensated in a 40:60 ratio and will be allocated plots within the same layouts.

PRR-2 is a critical part of the Bengaluru Business Corridor and will complement the existing PRR-1, which connects Tumakuru Road to Hosur Road. The PRR-2 project will involve the construction of a 30-kilometre-long, 100-metre-wide road with commercial plots stretching 24 metres on either side. Villages such as BM Kaval, Gulakamale, Kaggalipura, and several others are being considered for land acquisition.

Jayaram confirmed that the draft notification for land acquisition is ready, and the process is expected to conclude within 6-8 months. PRR-2 is expected to be operational in about two years.
