Truliv Unveils India’s Largest Built-to-Suit Co-Living Project

Truliv has launched Truliv Hercules in Chennai, positioned as India’s largest fully built-to-suit co-living development. Located on the OMR corridor, the 1,39,776 sq ft project comprises 728 beds across 14 floors and marks a significant expansion in the managed housing segment.

The project was conceptualised and executed under Truliv’s Build–Sell–Lease–Operate (BSLO) model, making it the first co-living facility in the country designed specifically for young urban professionals from inception. Developed in partnership with DRA Group, the property opened in March 2024.

Equipped with smart meters, biometric access, digital dashboards and app-based services for bookings, payments and support, the development integrates technology, community living, and operational efficiency. Amenities include CCTV surveillance, fire safety systems, security personnel, medical support, community events and interest clubs.

Located in Navalur, near major IT and business hubs, the project is positioned to meet high rental demand across Chennai’s OMR corridor.

Truliv currently operates more than 2,200 beds across 22 properties in Chennai, has signed agreements for 1,500 beds in Pune, and is planning over 3,000 beds in Bengaluru and Hyderabad. The company is targeting more than 10,000 beds within the next three years.
