Oberoi Group to Develop Luxury Resort at Makaibari Tea Estate

EIH Limited, the flagship company of The Oberoi Group, has announced the signing of a management agreement to develop an Oberoi luxury resort at the iconic Makaibari Tea Estate in Darjeeling. The project marks a key milestone in the Group’s long-term strategy of creating distinctive hospitality experiences in rare and environmentally significant locations.

Established in 1859, Makaibari is one of the world’s oldest tea estates and is globally recognised for its Himalayan landscape, primary forests and exceptional biodiversity. Spread across 1,236 acres, the estate houses one of the world’s oldest functioning tea factories, constructed entirely from wood, bamboo and cast iron, and is regarded as a living example of industrial heritage. Makaibari was also the world’s first fully certified organic tea estate in 1988 and has long practised biodynamic and permaculture farming.

The estate’s philosophy of sustainability extends to community development through fair labour practices, livelihood enhancement and long-term support for worker families, closely aligning with The Oberoi Group’s values. Set within this environment, The Oberoi, Makaibari Tea Estate, Darjeeling will feature 25 keys and is scheduled to open in 2030. Designed by Nava Design Studios Co. Ltd., Bangkok, and developed in partnership with Luxmi Tea Co Private Limited, the resort will be located around 35 km from Bagdogra International Airport. The master plan also allows for future expansion while maintaining harmony with the landscape.

The announcement comes as EIH Limited advances its expansion pipeline of 29 hotels and luxury cruisers planned to open by 2030, adding around 2,251 keys across India and select international destinations, largely through management contracts.
