Ashiana Housing Launches Phase 4 of Ashiana Malhar in Pune

Ashiana Housing., listed on the NSE and BSE, has announced the launch of Phase 4 of its residential township project Ashiana Malhar, describing it as the most premium and preferred tower within the development. The company said the new phase builds on strong demand witnessed in earlier launches and introduces upgraded features, enhanced specifications and a prime tower location.

Phase 4 will offer a limited inventory of 110 homes, positioned to create an exclusivity-driven opportunity for homebuyers. The tower is being promoted as the only one in the township to provide mountain-facing views along with East and West Vastu-oriented layouts and uninterrupted views of around 3.12 acres of open green space.

Spread across 14 floors, the tower has eight units per core and is designed to offer a balance of privacy, natural light and community living. The homes will feature upgraded tiles and modern kitchen and bathroom specifications to enhance the overall premium appeal.

The newly launched phase includes 2 BHK and 3 BHK apartments, with prices starting at Rs 8.3 million for 2 BHK units and Rs 10.24 million for 3 BHK units. The company said early buyers can avail registration benefits of up to Rs 0.5 million.

Col. Sunil Vidyadhar Damle, Vice President, Ashiana Housing, said the tower has been positioned as the most preferred within the township due to its placement, open green views and enhanced specifications.

Ashiana Malhar is being developed as a joint venture project, with revenue to be shared with the development partner as per agreed terms. The total project cost is estimated at Rs 7.5–8 billion and is being funded through internal accruals.

The company said Phase 1 has already been delivered, while Phase 2 is scheduled for November 2026 and Phase 3 for June 2027. Phase 4 is targeted for September 2029, with Phase 5 details to be announced later. Ashiana Housing added that strong sales momentum and the recent clubhouse launch have further strengthened buyer confidence in the project.
