Large Format Store Planned At M G Road Metro Station

M G Road station in Bengaluru is set to host the city’s first large-format commercial and experience space, with planning led by Bangalore Metro Rail Corporation Limited. BMRCL has invited proposals to develop and operate a central business district destination at the Purple?Pink Line interchange. The plan positions the station as a commercial hub designed to serve a broad commuter base across the city. The proposal is part of a broader effort to activate transit nodes commercially.

Tender documents set a minimum monthly rental of Rs 0.944 million (mn), inclusive of GST, for the large-format concession. The move precedes the scheduled December 2026 opening of the underground Pink Line station. The documents said the interchange would attract a diverse and citywide commuter base, offering a unique opportunity to create a landmark commercial destination.

Proposals are expected to focus on experiential retail, branded large-format outlets and complementary services that can leverage the daily flow of passengers. The site is being marketed as a central business district destination capable of drawing visitors beyond the immediate neighbourhood. Developers will be required to present layouts and operational plans that integrate with station circulation and meet security and safety norms. Plans will need to address accessibility, crowd management and integration with last mile transport.

The invitation to tender follows a trend of metro authorities seeking to monetise prime station space, and observers expect competition for the concession. BMRCL will evaluate bids on financial offer, experience in managing large-format and experiential spaces and ability to deliver within timelines. The agency has indicated that the project aims to enhance commuter experience while generating recurring revenue to support operations. Successful bidders will be required to finalise contracts and commence fit-outs ahead of the line opening, and timelines will be monitored as part of the award and strict compliance process.
