Developers buy 3,093 acres in 2025: JLL

India’s real estate sector saw developers acquire 3,093 acres through 149 transactions worth Rs 548.18 billion in 2025, up 32 per cent year on year, according to JLL. The acquisitions across 20 cities could unlock around 229 million sq ft of development over the next two to five years.

JLL estimates more than Rs 920 billion in construction capital will be required, with external financing needs exceeding Rs 520 billion. Tier I cities accounted for 89 per cent of land investment despite representing 52 per cent of area acquired, reflecting higher metro land costs.

Residential projects dominated planned usage, taking 78 per cent of acquired land or 2,398 acres, with estimated construction costs above Rs 720 billion. Office developments ranked second, requiring about Rs 87 billion.

Momentum has continued into 2026, with around 900 acres acquired in Q1 valued at nearly Rs 180 billion. Mumbai Metropolitan Region recorded the largest deal by value, with an 11-acre parcel sold for Rs 54 billion.
