myHQ Report: Flexible Workspaces Dominate Demand

myHQ reports that 73 per cent of office space searches in India now favour flexible workspaces, with traditional leasing accounting for less than 27 per cent, signalling a structural shift in workplace demand.
The study, based on 387,000 verified enquiries across 30 countries along with long-term search data, indicates that coworking queries generate five times the volume of traditional office searches. While traditional demand has grown 48 per cent since 2022, flexible workspace demand continues to outpace it significantly.
A key shift is towards intent-driven searches. Queries for meeting rooms rose 187 per cent, virtual offices increased 99 per cent, and day-pass searches grew 20 per cent, with use-case-specific demand now comprising nearly 90 per cent of total coworking searches.
Demand is also expanding geographically and demographically. Cities like Bengaluru, Mumbai, and New Delhi show strong participation, with women accounting for 24.2 per cent of enquiries. International interest is rising, led by the United States, United Kingdom, and UAE.
Sustainability is emerging as a key decision factor, with green-certified office parks accounting for 66.3 per cent of search volumes.
The findings indicate a decisive move away from conventional leasing towards flexible, on-demand workspace models, driven by evolving user needs, hybrid work patterns, and demand for operational agility.
