JLL sees Mumbai's western coast as next luxury housing hub

Mumbai's western coastal suburbs are emerging as the city's next luxury residential growth corridor, driven by major infrastructure projects, increasing redevelopment activity and rising demand for larger waterfront homes, according to JLL.

The property consultant said improving connectivity is reshaping residential demand beyond traditional luxury markets such as South Mumbai, Worli, Bandra and Juhu. Emerging micro-markets including Malad and Borivali are witnessing growing interest from both homebuyers and developers, supported by larger land parcels and sea-facing locations.

JLL estimates that around 75-80 coastal redevelopment projects, comprising more than 250 residential units and having a gross development value of about Rs 60 billion, are expected to be launched over the next eight to nine quarters.

According to the consultancy, infrastructure has been a key catalyst for this shift. The Mumbai Coastal Road has reduced travel time between Worli and Marine Drive from around 35-40 minutes to 10-15 minutes under normal traffic conditions. The upcoming Versova-Bandra Sea Link is expected to further improve connectivity by cutting travel time between Versova and Bandra from 45-60 minutes to about 10-15 minutes.

Ritesh Mehta, Senior Director, Residential Advisory Services, India, JLL, said infrastructure-led urban expansion is enabling developers to create larger premium residential communities in locations that were previously constrained by travel times. He added that improved accessibility, waterfront views and better urban infrastructure are broadening the city's luxury residential geography and expanding housing choices for end-users and investors.

JLL noted that while established luxury locations continue to account for a significant share of premium home sales, the next phase of growth is likely to be concentrated in the northern western corridor, where infrastructure improvements are unlocking new opportunities for high-end residential development.
