Amazon Seller Services Leases Warehouse Space in Bhiwandi Near Mumbai

Amazon Seller Services Private has leased zero point four one seven million (mn) sq ft of warehousing space in Bhiwandi, near Mumbai, from Ecobox Industrials Asset V Private for a nine-year term beginning 11 June 2026, according to property registration documents. The agreement was registered on 29 June 2026 and covers land in the villages of Dohale and Bokhari, which are part of the Bhiwandi logistics hub. The lease was executed to support distribution and fulfilment operations in the Mumbai metropolitan region.

Under the terms, the tenant will pay a monthly rent of Rs12.7 million (mn) at a rental rate of Rs30.34 per sq ft, with payments due to commence on 11 October 2026, and it has furnished a security deposit of Rs38 million (mn). The contract provides for an annual rental escalation of five per cent and a common area maintenance charge of Rs two per sq ft per month. Based on the lease tenure and the escalation clause, the total rental commitment is estimated to exceed Rs one point six two billion (bn) over the duration of the agreement.

Bhiwandi is positioned as one of India’s leading warehousing destinations because of its connectivity to the Mumbai-Nashik Highway, the Mumbai-Nagpur Samruddhi Expressway and the Jawaharlal Nehru Port Authority, making it attractive for e-commerce and logistics firms. The transaction follows similar large-format leases in the locality and underlines sustained demand for logistics real estate in the region.
