maar leads Dubai property sales by value in 2026

Emaar recorded the highest value of residential property sales in Dubai during 2026, while Azizi led the market by transaction volume, according to an analysis by fäm Properties.

Emaar achieved sales worth AED 30.6 billion, around 83.2% higher than DAMAC’s AED 16.7 billion. The developer also led Dubai’s luxury segment for properties priced at AED 15 million and above, completing 387 transactions valued at AED 8.4 billion.

Omniyat ranked second in the luxury category with 212 transactions worth AED 6.5 billion.

Emaar delivered nine projects comprising 3,819 units and had 150 active developments under construction, the highest among the developers covered by the report.

Azizi led overall residential sales volume with 8,411 transactions, followed by DAMAC with 6,387 and Emaar with 5,550. Of Azizi’s total, 8,053 transactions worth AED 6.6 billion involved properties priced below AED 2 million.

Binghatti recorded 4,268 affordable housing transactions valued at AED 4.5 billion, while DAMAC completed 2,243 deals worth AED 2.5 billion in the same segment.

The top ten developers collectively recorded 36,808 residential transactions valued at AED 86.8 billion.

DAMAC delivered seven projects comprising 2,591 units and had 113 active projects under construction. Reportage launched 16 projects, the highest during 2026, and recorded 1,544 overall sales transactions.

fäm Properties said activity across luxury and affordable housing demonstrated the depth and diversification of Dubai’s property market, with steady demand from investors and end-users.
