Large deals drive 59% of India office leasing in H1 2026

Large office transactions continued to dominate India’s commercial property market during the first half of 2026, accounting for 28.2 million sq ft across eight major cities, according to Knight Frank India.

Transactions involving spaces of 100,000 sq ft and above represented 59% of the total 48 million sq ft of office leasing recorded during the period. The trend reflected sustained demand from large corporations, technology companies, multinational firms and Global Capability Centres for Grade A office assets.

Bengaluru led the large office leasing market with 10.1 million sq ft of transactions. Deals exceeding 100,000 sq ft accounted for 72% of the city’s overall office leasing activity.

Hyderabad and the National Capital Region followed with 4.9 million sq ft each. Large transactions contributed 65% of Hyderabad’s office absorption and 68% of NCR’s leasing volume. Mumbai recorded 3.1 million sq ft of large office transactions, representing 42% of its total leasing activity.

Hyderabad registered the strongest annual growth among major markets, with large office leasing increasing by 63% from 3 million sq ft in H1 2025 to 4.9 million sq ft in H1 2026. The share of large deals in the city’s overall leasing rose from 51% to 65%.

Knight Frank India said the continued demand for high-quality and future-ready workspaces reinforced India’s position as a major global business destination.

Mid-sized offices measuring between 50,000 sq ft and 100,000 sq ft accounted for 9 million sq ft, or 19% of total leasing. Smaller offices below 50,000 sq ft contributed 10.8 million sq ft, representing 22% of overall transactions.
