Govt Approves Redevelopment of Bandra and Worli MHADA Colonies
The Maharashtra Housing and Area Development Authority (MHADA) will oversee the redevelopment of Bandra Reclamation as the sole design and construction authority. Under this plan, resident societies will not be permitted to undertake redevelopment projects independently. Instead, MHADA will appoint a private builder to execute the work on its behalf.
The project has been granted a Floor Space Index (FSI) of 4. Of this, one FSI will be allocated for constructing additional homes that will be added to MHADA's housing stock. The redevelopment aims to transform the existing residential area into a more modern and vertical housing complex.
Located near Lilavati Hospital, the Bandra Reclamation area currently includes 52 buildings with a total of 1,688 flats. These flats vary in size from 322 to 825 square feet and are situated on a plot measuring approximately 2,12,042 square feet. The redevelopment will significantly increase the built-up area, adding around 5,04,515 square metres.
As part of the redevelopment, MHADA will receive 1,00,190 square metres of newly constructed housing units. Additionally, the authority is expected to earn a premium of Rs 42.66 billion through the project. The construction of taller buildings is also likely to provide sea-facing apartments to existing residents, enhancing the overall value and appeal of the locality.
